My husband and I selected Sherry Elrod’s name from a list of 3 realtors provided us by a friend. It was clear in our first meeting with Sherry, that we had made the right choice. She was obviously bright, to the point and had fast answers for every question we had jotted down. During our 6 months working with her, we changed our minds about selling or renting, about selling “as is” or fixing up, and about the price we wanted; Sherry never judged our choices, only explained ramifications of each scenerio, and what options we had. Initially, Sherry backed our decision to sell the house “as is,” but did make a few suggestions of easy things we could do to insure the house could pass inspections. We decided next to fund some larger improvements, and Sherry helped us compile a list of those that would make the most impact. We painted, ripped up carpet and put in flooring, and updated the main bathroom. Actually, during painting, my husband and I did a 180 degree turn, and decided to take the house off the market, and rent instead. Sherry remained positive, professional, and even helpful. That decision only lasted 2 weeks, when we changed our minds and put it back on the market. Sherry quickly surveyed the work we had done and said she felt confident that we could now set our price at the top of the market. After one of her first showings, she brought us a buyer. Unfortunately the buyer had a house in Boise they had to sell before they would have the funds to buy ours. This involved an extensive contingency agreement, to which – at Sherry’s suggestion – we added the right to continue to market. For the next month, it seemed that Sherry made numerous follow-up calls to the buyer and to their agent, doing her best to ensure that they were moving forward. We were apprised every step of the way. Within the next month, Sherry showed the house and brought two more offers to the table. She had told all parties, as I wished, that I was standing firm on what I wanted for the house and would not waiver. Sherry helped us wade through all the red tape that accompanied the 1st party’s contingency to sell their house, and having exceeded the allowed time before their option to purchase had expired, we moved to accept the offer that met my full, very top-of-market demand. Sherry certainly dotted her “i’s” and crossed all her “t’s” with regard to moving forward, getting the title company involved, making sure inspections and appraisals took place in a timely manner. We proceeded through all the prerequisites to closing, Sherry working closely with us, and finally to the closing and recording. A week ago, our seemingly long and complicated road for us (first time home-sellers) ended. The house actually closed early, and we received – thanks to Sherry – more than we had originally dreamed of. For the first time, I am kind of sad our need to work with this professional is over. This last six months, I have come to have the greatest respect for Sherry. Her background and experience made me choose her in the first place, but it was the excellent communication she brought, her expertise in all areas of real estate buying and selling, and her care to address every single one of our needs and requests that would make me choose her again.
